The Site

Presenting a vibrant and amenity-rich experience to 320 McCowan Road.

Located at 320 McCowan Road, the site currently includes a 19-story apartment building with 300 units (BIC Fortune Tower) and an above-ground parking structure with 340 parking stalls. Built in 1989, BIC Fortune Tower stands out from other properties in Scarborough: units are spacious, bright, and equipped with five appliances, including washer and dryer, dishwasher, refrigerator, and stove. All residents have access to the 20,000 square foot Sterling Club Recreation Centre, with an indoor pool, billiards room, squash court, fitness and changing rooms, and library. Our proposal would maintain this high quality of life while enhancing the site to meet the needs of a growing community in Eglinton East.

THE VISION

Building on the residential community at 320 McCowan Road.

Our vision is to enhance the site with an elegant tower development. With new housing units in a variety of sizes and layouts, convenient parking for residents and guests, and extensive indoor and outdoor amenity space, Landmark at 320 McCowan Road would build a thriving residential community in Eglinton East. Recognizing the site’s access to greenspace, such as the McCowan District Park, the proposed development maintains extensive landscaped greenspace on the site, while improving pedestrian and transit connections to nearby amenities.

The proposal has been designed to fulfill the site’s potential, capitalize on transit connections, and contribute new housing options to the Eglinton East neighbourhood.

RE-INVESTMENT

A commitment to maintaining a high quality of life that residents enjoy at 320 McCowan Road while adding new residential units and both indoor and outdoor amenity space.

ADD MUCH NEEDED HOUSING

An infusion of new housing, both rental and condominium in tenure, to the Eglinton East neighbourhood, would complement the site. A high percentage of 2- and 3-bedroom units would accommodate the many families living in the area.

IMPROVE CONNECTIVITY

A focus on connections throughout the site, including wider sidewalks and enhancements to the pedestrian realm along McCowan Road, will create a safe and welcoming environment for residents using transit and active transportation.

PROVIDE TRANSPORT OPTIONS

A wealth of convenient transit options nearby, including the Eglinton GO stop and bus stops on Eglinton Avenue and McCowan Road, creates an ideal environment for new residential units. With upcoming improvements to local transit access, including the planned Eglinton East LRT extension, future residents would have access to enhanced local travel connections.
